What does the Tenancy Act say?

First of all, the Tenancy Act is designed to protect both tenant and landlord from inconsistencies when moving in, during the period the rental property is rented out, as well as when moving out of the property.

How much of my deposit can I get back?

As a starting point, you can get your entire deposit back if you refurbish the apartment in accordance with the provisions of the Tenancy Act.

Can you be required to hand over the tenancy newly renovated if the tenancy was newly renovated when you moved in? That is, you have to pay for “repair” of everything, so that it appears new.

can a "renovation" be required when you move out of a tenancy. A normal overhaul is necessary with the following: “Painting work” on walls and ceilings as well as woodwork, “sanding and varnishing of floors” as well as a “main cleaning and window cleaning”.

Besides a renovation

The landlord can demand that everything is in the same condition as when moving in. The kitchen, bathroom, cupboards etc. must therefore be put in the same condition as when they moved in, which means that the various things must not be broken or have bad damage from use, such as deep scratches, deep nicks or the like.

There must be what is called "wear and tear", but this is a broad term and is therefore difficult for the normal tenant to estimate. Relocation guarantee is happy to come out without obligation and carry out a "pre-inspection inspection" which can thereby give you an expectation of what needs to be done and what it will cost. You just have to obtain an offer below Obtain Offer On our homepage.

What does the Tenancy Act say about the deposit?

As a starting point, your landlord is obliged to return your deposit if you yourself have been responsible for the repairs and thereby brought the home to the same condition as when you moved in. The landlord can never demand that you put the home in a better condition than as received, according to the Tenancy Act's own paragraphs.

Move-in guarantee will always participate in the move-in inspection when we have repaired a home in order to ensure that the inspector for the inspection in question stays within the scope of the Tenancy Act. It will often be advantageous to have us or another provider of this service participate in one moving vision, as our knowledge of the Tenancy Act enables us to handle a relocation inspection correctly and deal with any problems or disagreements with the landlord.

How much of my deposit can I get back?

By having used our repair, you will be able to get your full deposit back if all the recommended points in our offer have been corrected by either us, others or yourself. However, it requires renovation of the home if the full deposit is to be returned.

If the repairs are not carried out, your landlord will carry them out with your deposit and in some cases the bill may exceed what was paid in the deposit. In these cases, the tenant will be sent a bill of which the amount that exceeds the deposit will have to be paid

Wear and tear / consumer wear and tear

In the event of a move, wear and tear, also known as wear and tear, may occur. By this is meant the wear and tear that occurs on the various things in a home: the kitchen, the bathroom, rooms, cupboards, white goods, sanitary ware and what else occurs in the home when moving in.
It is difficult as a tenant to know the line between when it is neglect and when it is wear and tear, but a good rule of thumb is that if the minor scratches that occur on the various things are something that can be sanded/polished away, this is something will be perceived as wear and tear, as this is something that can be rectified by a repair. Likewise, it will also be wear and tear if it is something that can be removed by painting work, flooring work, or a Cleaning.

Relocation Guarantee will be happy to help you with the renovation or provide you with one non-binding offer, so you can get a professional assessment of what appears to be non-maintenance or wear and tear.
